Elevator language, translated for building owners.
What the jargon actually means, and why it matters to the person paying the invoices.
Equipment basics
An elevator moved by ropes over a driven sheave, balanced by a counterweight. The standard choice for mid-rise and taller buildings; smoother and faster than hydraulic, with more components to maintain.
An elevator pushed by a fluid-driven piston. Common in buildings up to five or six landings. Simpler machinery, but the pump unit, valves, and (on older units) buried cylinders have their own service needs.
A traction elevator whose machine lives inside the hoistway instead of a separate room. Saves building space; access and component choices differ from conventional traction.
The electronics that decide everything the elevator does. Age and brand of the controller drive most modernization conversations, because parts and expertise disappear as generations age out.
The motor-driven mechanism that opens and closes the car doors. The hardest-working part of the system and the source of a large share of service calls.
The shaft the elevator travels in, including the rails, landings, and pit. Everything in it is regulated space; storage or water in a hoistway is a problem worth reporting.
The dedicated room housing the drive machine and controller on conventional equipment. Code requires it locked, lit, and not used as building storage.
The space below the lowest landing and the energy-absorbing devices in it. Pit condition, dry, clean, accessible, says a lot about how equipment has been kept.
Agreements and service
Planned, recurring work meant to catch wear before it becomes failure. Examination, cleaning, lubrication, adjustment, and documentation on a schedule suited to the equipment.
A contract style where most parts and repair labor are included in the monthly price. Costs more per month; fewer surprise invoices. Read the exclusions list to see what full really means.
A contract style covering basic lubrication and examination, with repairs billed separately. Cheaper monthly; the repair risk stays with the building. Neither style is wrong, but owners should know which one they have. (Lube-and-Services Agreement)
An unscheduled service visit between planned ones, usually because something misbehaved. Tracking callbacks per unit per year is the simplest health metric a building can keep.
A controller whose diagnostics or parts effectively require the original manufacturer. Limits who can service the equipment and affects long-term cost. Worth asking about before any modernization purchase.
Components any qualified elevator company can service with openly available tools and parts. Preserves the owner's freedom to choose providers for the equipment's life.
Testing and compliance
The safety code for elevators and escalators used across North America, adopted with local variations by each jurisdiction. The rulebook behind most inspection and testing requirements.
The government body that enforces elevator code where your building stands, through registrations, inspections, and certificates. In Texas, elevator oversight runs through a state program. TDLR elevator program
The document showing a unit passed its required inspection and may legally carry passengers. Keep it current and know where it is; lenders, insurers, and inspectors all ask.
Periodic code tests of safety systems: Category 1 tests run on a yearly cycle without weights, and Category 5 tests, typically every five years, verify safeties under full load. Both need planning, records, and coordination.
The recall and manual-control modes fire responders use. Tested regularly; a unit that fails recall testing is a code problem even when it runs fine day to day.
Projects
Planned replacement of aging systems, typically controller, drive, door equipment, fixtures, and safety devices, while reusing sound structure like rails and the car sling. The alternative to repairing obsolete equipment indefinitely.
The point where parts, tooling, or expertise for a component stop being reasonably available. Drives modernization timing more than age alone does.
How precisely the car floor stops flush with the landing. Poor leveling is a trip hazard and an early sign that drive, brake, or landing systems need attention.
